Regeneration proposals submitted for historic Coventry site
Outline plans have been submitted to regenerate a historic former car factory site in Coventry with new homes, an outdoor events space and easier canal-side access to the city centre.
Rainier Real Estate Limited has submitted an outline planning application to transform the former 2.69-hectare Daimler car factory site on Sandy Lane – known as Sandy Lane Business Park and Sandy Lane Industrial Estate – which would see up to 250 houses and apartments built around a central public plaza to support cultural events and shows.
Existing commercial premises on the site would be demolished to make way for the new plans – but the Daimler Powerhouse would be retained as part of plans for a modern new neighbourhood that would boost the local economy and provide investment in local infrastructure.
The Powerhouse – which is part of the site and is currently home to Imagineer Productions’ creative hub – would play a key role in using the new outdoor space.
Active travel such as walking and cycling is also being prioritised by the plans given the site’s proximity to the city centre, and access to existing public transport links.
The proposed development would also open up easier public access to Coventry Canal from Sandy Lane, which is currently blocked off by aging commercial premises, as well as providing outdoor green spaces including a children’s play area.
The new homes would be a mixture of affordable and market-sale properties varying between five and two-storeys high to keep in line with surrounding buildings.

“We’ve conducted extensive consultation with the local community on our proposals – including businesses such as Imagineer Productions – who have responded positively, particularly regarding the public plaza which will provide a unique space for the community to come together to celebrate the city’s cultural talent.
“This is one of Coventry’s most exciting regeneration opportunities that has so much potential to enrich the lives of residents, have a positive environmental impact, while creating jobs to help build on the legacy of this important site.”
